Plan, control, coordinate and facilitate the planning and  implementation of operation, predictive, preventive and corrective maintenance of township and high rise developments inclusive of property management service and defects rectification works as to ensure the operation and performance are  in compliance with safety, quality and statutory requirements within the framework of Standard Operating Procedures/Quality Manual and to ensure customer’s comfort and satisfaction 

Key Duties:

  • Ensure proper and timely handing-over keys to purchasers in accordance to the Standard Operating Procedures and Quality Manual 
  • Attend, evaluate and monitor all complaints on defects received from purchasers and monitor status and take necessary action to ensure rectification works completed satisfactorily in a timely manner
  • Regularly check as to ensure that all planned predictive, preventive  and corrective maintenance works are being carried out promptly and diligently by maintenance/service contractors and to address the feedback on complaints from purchasers for further investigation and remedies
  • General administration of the Maintenance Department including day to day operation, up-keep of the township and completed properties not yet handed over to purchaser, liaison with local authorities and government bodies with regard to the township and property maintenance
  • Prepare reports requested by the Management including status of defects rectification works i.e. weekly updates etc. and other related reports when required
  •  Prepare and execute the procurement activities for appointment of defects rectification contractors including preparation of quotation documents, calling quotations and recommendation for Management approval
  • Ensure adhere strictly to guidelines, procedures, etc. in accordance to the Standard Operating Procedures and Quality Manual

Job Requirements :

  • Candidate must possess a Bachelor's Degree in Architecture/Building/Civil & Structure/M&E
  • At least 5 year(s) of working experience in handling defect, complaints and township maintenance

  • Check and comment on renovation plans and tenants' concept
  • Liaise with tenant's designers on interior design such as concept, landlord requirement and authority rules and regulations
  • To follow up with tenant on revised renovation plans in order to meet the handover date
  • To cooperate with Mall Leasing / Operations Department on handover schedule and conduct site measurement for lot calculation
  • To monitor tenant renovation progress and to ensure tenant meets scheduled business opening date
  • To brief and liaise with tenant on renovation plans submission in preliminary stage
  • To prepare renovation and commencement of business approval letters
  • Conclude actual measurement by calculating lot size by using AUTOCAD
  • Ensure compliance of tenant fit-out according to final approved plans

  • Update tenant Directory, Directional Signage and Notices

Job Requirements :

  • Candidate must possess at least a Professional Certificate/Graduate Diploma/ Bachelor's Degree, in Architecture/Interior Design or equivalent.
